SUBCONTRACTORS REQUEST FOR PROPOSAL
Ghassan Construction & Engineering has been awarded the contract as a general contractor for this project and soliciting subcontracts bids from qualified contractors and DBE,DVBE,MBE,WBE,SBE.

This project will construct: Four New Duplex Cottages and One Single Cottage for the member nations. The new cottages have been designed to be compatible in scale and detail with the existing historic cottages. The new cottages will be located just north and south of the existing International cottages. The four duplexes would be approximately 1,200 square feet, and the single-cottage about 600 sf.
Each structure will include a basement, a residential style kitchen, as well as shared restroom.
The north and south portions of the project area would each have a common shared courtyard and would include additional walkways and associated new landscaping.
Three duplex cottages would be added just south of the main cottage complex one duplex cottage and one single cottage would be added just north of the Hall of Nation.

California Prevailing wage rates apply to this contract as it’s considered a public works project.

Insurance requirements are the same as per City of San Diego; 1 million single, 2 million aggregates.

Bid proposal will be submitted broken down per cottage; a total of 9 cottages and or per site.

Scope of work includes the following activates;

Proposing Subcontractor/Supplier You are hereby invited to submit a bid proposal to include labor, material and equipment as necessary to perform the Work according to the your respective discipline. Your bid is to be in based on the Contract Documents, as prepared by Heritage Architectural and Planning, and other Bid Instructions, Contract Appendices, and Attachments all as listed herein and in future Addenda.

Surveying, Native American burial monitoring, excavations, structural concrete for basement, plain concrete foe sidewalks and plaza, concrete water proofing, structural steel decking and staircases, wood framing, wood windows and doors, gypsum boards, insulations, painting, lathing and stucco, flooring, ceramic tiles, kitchen cabinets, clay tiles roofing, plumbing, electrical, air conditioning/heating split units, landscaping/irrigations, rough iron windows protection.

Bidders shall promptly notify Contractor of any ambiguities, discrepancies or omissions discovered in the Bid Documents, and if there is any doubt as to their meaning as it relates to design or construction. The last day to ask RFI’s prior to submitting your bid is May 15th, 2017. Oral explanations or answers shall not be valid. Revisions, clarifications and/or additional information will be issued to all Bidders in “Addenda”. All Addenda issued prior to the bid due date shall become a part of the Bidding Documents and any costs shall be included.

Each bidder shall be a licensed contractor pursuant to the California Contractors License Law required for the performance of work within its specialty. Subcontractor may be asked to provide a payment and performance bond for the full value of its proposal. This value should be excluded from the bid amount, but Bond Rate provided.

The Developer of the project has committed to meeting the City of San Diego non-discrimination, equal opportunity contracting, and local workforce hiring participation goals. The equal opportunity provisions are part of the project as per City of San Diego white pages standards. These documents will be part of your Subcontract Agreement.
